Residential Construction Services

  • Plan and Project Specific Specification Peer Review:

    Consists of a complete review of all building plans for a planned project and all joint consultations meetings as requested or needed by the client.

  • Project Scope of Work and Contract Specifications Review:

    This is a review that we can provide to client in which we review scope of work for a specific project to verify that the contract documents align themselves with the actual plans and products to be purchased, constructed or installed.

  • Water Mitigation:

    This will be a service that will be provided during the course of the Post Tension Plan Peer Review. This process will be an additional service that will access the potential for future water intrusion in foundations and will suggest ideas that will assist in the prevention of such water intrusion.

  • Landscape Plan and Maintenance Peer Review:

    This is a detailed review of landscape plans and all other plans or manuals that are directly related to landscaping on the project. This process can be split into two components but it is more cost effective to do these reviews at the same time.

  • Quality Control Inspections:

    • The following will be included as an inspection point in this service.

    • Foundation Inspections prior to placement of concrete
    • Framing Inspections
    • Window Installation Inspections
    • Exterior Cladding and Water Proofing Inspections
    • Pre Lath Inspections
    • Roofing Systems
    • Post Lath Inspections
    • Mechanical Inspections which include all systems
    • Post Plaster Inspections
    • Interior cladding inspections
    • Finish interior inspections
    • Home Owner Meetings after close of escrow as needed and requested

  • Post Tension Plan Review:

    Consists of detailed peer review of Post Tension Foundation Plans and all related information, reports and documents.

  • Contractor Screening

    Consists of review of Contractor business and services background.

  • Storm Water Pollution Prevention Plan / AQMD Review

    This is a service that is provided to builders and developers that have a SWPPP or AQMD plan in place and would require third party review of these reports and plans.

  • On site Air Quality Management District, Storm Water Pollution Prevention Plan Inspections and On-Site Contractor Training

    Consists of field inspections of actual site conditions and updating of all field related maps plans and materials including the proper installation of all required BMP’s.

  • SWPPP and AQMD Implementation and Development Services

    Consists of the actual development of all State required SWPPP documents, permits and Submittals to Governing Agencies. We will also attend any meetings required by Developer and governing agencies as part of this service. We will also provide all filing and process tracking of all government filings.

  • Post Construction Maintenance, Inspections and Reports

    Consist of all post construction inspections that are to be performed to insure that the maintenance obligations of the Homeowners Association, private homeowners, building owners or management companies are being adhered to. The inspections will include a detailed report of all findings noted during the course of the physical inspections and the course of action that will need to be taken to resolve them.

  • Performance Bonds Release Programs and Consultation

    Create and manage a tracking matrix for specific project, including reduction and exoneration schedule. Coordinate and communicate all submittals and required paperwork. Assist with management of subcontractors and consultants, perform site visits and assist with monthly bond update meetings.
